Surface Prep: The Unsung Hero of Painting & Polishing
Surface Prep: The Unsung Hero of Painting & Polishing
Let’s get one thing straight: the best paint and polish job in the world won’t last if the surface underneath is a mess. Surface prep is the behind-the-scenes work that no one brags about on Instagram, but without it? Everything falls apart. Literally.
At Jenco Companies, we’ve spent years perfecting the art (yes, art) of surface preparation. It’s loud, dusty, and sometimes backbreaking—but it’s the most important part of any successful paint or concrete job. And here’s why.
Why Prep Matters (Even If You Can’t See It)
Imagine putting expensive wallpaper on a wall covered in old tape and nail holes. Or applying polish to a floor coated in dust and oil stains. Without proper prep, the final finish might look decent for a week, but it won’t last.
Good surface prep ensures:
Paint adheres properly
Polished concrete shines evenly
Coatings don’t bubble, chip, or peel
The entire job holds up over time
It’s the foundation that makes everything else work.
What Surface Prep Involves
Here’s a peek behind the curtain at what we actually do before we ever crack open a paint can or plug in the polisher:
1. Assessment & Testing
We check for moisture levels, structural issues, cracks, existing coatings, adhesives, and stains. Moisture, especially in concrete, can sabotage a job if ignored.
2. Grinding & Shot Blasting
Concrete floors aren’t naturally ready for polish or coating. We use industrial grinders and shot blasters to remove contaminants, smooth out high spots, and create the right texture for adhesion.
3. Patching & Repairing
We fill in spalls, cracks, and holes with patching compounds that bond to the concrete. If your floor looks like a battlefield, we’ll make it look like a blank canvas.
4. Cleaning & Dust Removal
This might be the least glamorous, but it’s critical. We use HEPA vacuums and dust-control systems to eliminate fine particles that interfere with coatings and polishes.
5. Priming (if painting)
For painting, especially on problem surfaces like stucco or previously painted walls, priming is the step that helps the color stick and look even.
Labor-Intensive? Oh Yes.
Surface prep is often the most time-consuming part of the project. Some clients are surprised to see how many hours we spend before the painting or polishing begins. But trust us, skipping this phase is asking for callbacks, complaints, and costly redos.
Especially with older concrete floors, we may spend an entire day grinding and patching before we even start polishing. The same goes for painting jobs on homes with peeling paint, damaged stucco, or previously botched DIY attempts.
What Happens If You Skip It
Floors delaminate
Coatings blister or peel
Paint chips within weeks
Moisture seeps in and ruins the finish
You end up paying twice
DIYers Beware
We love a good weekend project, but surface prep is not a casual task. It requires serious equipment, experience, and the judgment to know when a floor needs extra work. Renting a grinder from the hardware store won’t cut it (and might make it worse).
The Jenco Way
We approach surface prep like pros: thoroughly, strategically, and with an eye for long-term durability. Our crews have seen every floor and wall condition imaginable, and we’ve prepped them all to perfection.
