Concrete Restoration and Prep: Why the Foundation of Polishing Matters

Polished concrete floors may look effortless, but getting that sleek, showroom-ready finish starts long before the first diamond grinder touches the surface. Proper preparation is the difference between a floor that lasts 10 years and one that fails in 10 months.

At Jenco Companies, we handle restoration and surface prep for commercial concrete projects across Stockton, the Bay Area, and the Foothills. If your slab isn’t perfect (and most aren’t), here’s why professional prep is everything.

Why Restoration and Prep Matter

Concrete is a tough material, but time, traffic, moisture, and neglect can leave it cracked, uneven, stained, or coated with layers of old adhesives. If you skip surface restoration, even the best polish or coating will eventually flake, dull, or delaminate.

Good prep ensures: – Adhesion of densifiers or coatings – A level, uniform polish – Moisture stays where it belongs (out of your finish) – You don’t waste time or money redoing the job

Our Process: What We Do Before We Polish

Every slab tells a story. Before we start polishing, we assess and address the following:

1. Surface Damage
2. Adhesive and Coating Removal
3. Crack Repair
4. Moisture Testing
5. Flattening and Leveling

We inspect for spalls, chips, delamination, and exposed aggregate. Using patching compounds and trowel-grade resurfacers, we rebuild the surface as needed.

Old mastic, carpet glue, paint, or epoxy? We’ve seen it all. We use shot blasters, grinders, and eco-friendly removers to strip it clean.

Hairline or structural, cracks need attention. We use polyurea and epoxy-based systems to fill, seal, and reinforce the slab.

No joke here: moisture is one of the most common causes of polishing failure. We test every slab and recommend vapor barriers or moisture mitigation systems if needed.

Uneven floors create uneven polish. We use industrial grinders to flatten the slab and feather out transitions for seamless finishes.

Prep is Not a Line Item. It’s the Foundation.

We’ve walked into jobs where the client wanted to skip prep to save money. Without fail, those are the jobs where floors delaminate, stain prematurely, or show every flaw under the polish. Cutting corners on prep means cutting the life of the floor short.

Restoration Before Renovation

Ghosting on polished concrete floors

If you’re taking over a commercial space with existing concrete, restoration is usually your first and most important step. Common issues we address: – Ghosting from previous layouts – Bolt holes from machinery – Chemical stains or salt damage – Uneven wear from years of traffic

In some cases, restoration is a better path than replacing the slab.

Jenco’s Restoration & Prep Services Include:

  • Full slab assessment
  • Crack and spall repair
  • Adhesive and coating removal
  • Vapor emission testing
  • Slab leveling and flattening
  • Prep for polish, stain, or epoxy coatings
